SITE DESCRIPTION
The property's excellent access and diverse upland terrain can support numerous ownership goals with excellent outdoor recreational options. The property's commanding views of the Gauley River and northeastern aspect could play a prominent role in its future recreational and home site development potential. These characteristics, combined with its close proximity to the Gauley River, New River Gorge National Park, Summersville Lake and the New River, affords a prime opportunity to create an exclusive private retreat.TIMBER / MINERALS
The forest resource is dominated by a mix of uneven-aged stands, with key species including Yellow Poplar, Maples, Red and White Oak and Black Cherry. The timber was selectively harvested in the early 1980's and is now well stocked and considered mature to over-mature. Two small regeneration harvests were conducted in the early 2000's. Site quality is deemed to be excellent in most areas and the timber quality is very good as there have been no forest fires or pest problems in the 25 years since the last harvest. Immediate harvest and thinning is warranted and can be expected to generate nearly 5 million board feet of timber with an anticipated value of $1,000,000.The tract lends itself to numerous multiple-use management goals including recreation, game management and long-term silvicultural objectives. Recreational hunting leases are an option that can create annual income to offset property taxes.
Mineral rights do not convey with the property and are believed to be owned by Western Pocahontas Properties, Charleston WV. There is thought to be no more recoverable coal left in the underlying property and the amount of recoverable natural gas is unknown at this time.
ACCESS/BOUNDARIES
