The North Gauley River Tract, consisting of 2,342 acres, is situated near the tail waters Summersville Lake and just 20 minutes from Summesville, the Nicholas County seat. Shopping, dining, schools, hospital and other health care facilities are readily available in Summersville. The Monongahela National Forest and New River Gorge National River Park are just 15 minutes away. The surrounding region is a popular vacation area that is anchored by the world class white water rafting Gauley River and the 5,000 acre Summersville Lake. The area is well known for its rock climbing, whitewater rafting, sport fishing and camping.
The Snowshoe Mountain Resort is just 1.45 hours drive. SITE DESCRIPTION

The forest resource is dominated by a mix of uneven-aged stands, with key species including Yellow Poplar, Maples, Red and White Oak and Black Cherry. The timber has been well managed for the past 60 years by professional foresters and is now well stocked and considered mature to over-mature. Site quality is deemed to be excellent in most areas and the timber quality is very good as there have been no forest fires or pest problems. Immediate harvest and thinning is warranted and can be expected to generate nearly 10 million board feet of timber with an anticipated value of $2,000,000.The tract lends itself to numerous multiple-use management goals including recreation, game management and long-term silvicultural objectives. Recreational hunting leases are an option that can create annual income to offset property taxes.
Mineral rights do not convey with the property and are believed to be owned by Western Pocahontas Properties and Mega Mineral Holdings. There is thought to be no more recoverable coal left in the underlying property and the amount of recoverable natural gas is unknown at this time.
ACCESS/BOUNDARIES
Access to the property is through right of ways across lands of other owners. These rights of way may have deeded descriptions or may have been established prescriptively over a period of years. All prospective buyers should thoroughly examine the quality of each of the right of ways.Access to the western end of the property south of the river is provided by a forest management road crossing the lands of Western Pocahontas Properties originating from County Route 3/4 (Ward Road) about 2 miles northeast of Canvas. The eastern end of the property south of the river is accessed from County Route 39/15 (Panther Creek Road) over the lands of Western Pocahontas Properties along the old rail grade. Both roads are gated and kept locked by the hunting club that has the lease. Western Pocahontas Properties owns the strip of land from from the middle of the railroad grade to the waters edge on the south side of the river.
Access to the property north of the river is via three private roads across Western Pocahontas Properties and others originating from the Crupperneck Road (CR1/4 &14/3) and Nile Road (CR5). The Crupperneck entrance is gated and locked.
Electric service is not yet on the property but is nearby towards the eastern end of the property south of the river.
Complementing access is an established network of hiking trails that extend throughout the forest and can be further enhanced to provide for entry of ATVs and horseback riding.
The boundaries run with Plum Creek Timberlands, Western Pocahontas Properties and Mega Minerals Holdings and others. Property south of the river has not been recently surveyed. There is a recent survey on file of the property north of the river.
The property along the river and major tributaries may be affected by an Army Corp of Engineers Easement in relation to the Summersville Lake boundary. All prospective buyers should consult with the ACE to determine the status of any possible easement.
Although the maps provided in this report are believed to be reasonably accurate, buyers should not rely on these maps to precisely portray the deeded boundary lines in the field.
PROPERTY TAXES & ZONING
Property taxes in 2009 are indeterminate at this time as the property being sold south of the river is a part of a much larger tract (parcel 18, map 35) and is being assessed in Nicholas County, Beaver District.The tract north of the river is located in Nicholas County, Hamilton and Beaver Districts, map 23,parcel 32. Taxes for 2009 on the property north of the river are $_______.
It is not known if there is any zoning in place in Nicholas County at this time. All buyers should investigate and seek the advice and council of a professional engineering firm before attempting to build or subdivide the property.
